Highlands

The Highlands is technically the area outlined in the google map on this page, however for this description I will refer to “The Highlands” as the larger group of neighborhoods Northwest of Downtown Denver, (South of I70, East of Sheridan, North and East of Sloans Lake and West of I25). The distinct neighborhoods include Berkeley/Tennyson St, Potter Highlands, Sunnyside, SloHi, LoHi, etc., but most people do not make that level of distinction. What sets Highlands apart, and makes it one of the most sought after areas to live in Denver is it’s close proximity to Downtown, and the many quaint Victorian, Tudor and Brick Bungalows with all their charm and character. 

Highlands has become a go-to destination for some of the best restaurants in the Denver area, hip bars, and “indoor food truck” venues such as Avanti Food and Beverage that has outdoor patio seating with unparalleled views of downtown Denver. Within each neighborhood there are multiple mixed use and commercial zones that offer cute coffee shops and boutiques, tucked in beside older established single family homes. Highlands Square on 32nd or Tennyson Street in Berkeley, you’ll often find farmers markets, arts festivals, and other neighborhood events happening.

As you would expect, the price per square foot is a little higher here. Attribute that to the convenience of a short commute downtown, the overall charm of the neighborhoods and the sense of a close-knit community. Its residents enjoy the many organized events and central gathering areas throughout the neighborhoods. Compared to areas like Lakewood or Arvada, the lot lines tend to be more dense and close together. Still, some larger lots have remained intact, however over time zoning has allowed for subdividing and smaller/closer lots. Many newer duplexes have risen between beautifully restored historic homes, to allow for more square footage and to accommodate the high demand in housing. The result is an eclectic mix of housing options for different tastes and needs.

I personally love exploring the Highlands and finding new restaurants, or shopping for a unique gift for birthdays or holidays at places like Luna and Jasper. Stop into Linger or Root Down for some of the best locally sourced “Farm To Table” style dining in Denver, or grab a scoop or two of locally made ice cream at Little Man Ice Cream.

Finding parking might be a challenge sometimes, but once you do, you can easily rent a bike or scooter and have fun making an entire day out of exploring, drinking, eating, shopping in the Highlands neighborhoods.
